Council has authorized advertisement of Ordinance 771-08, General Business District Overlay,
for consideration of adoption.
The ordinance was advertised for consideration of adoption at the June 18th regular voting meeting.
The final format of the ordinance reflects the ordinance as presented at the June 4th public hearing.

As detailed in the Municipality's Administrative Code, the Community
Development Department is responsible for:
* The administration and coordination of planning, zoning and
subdivision and land development in the Municipality.
* Administration and enforcement of property maintenance, garbage, and
related nuisance ordinances.
* The administration of the Uniform Construction Code, including plan
review, and inspection

The district boundaries are typically designed to follow parcel lines or the
center of adjoining right-of-ways. Staff is refining the particulars of the digital
map and will post updates.

ORDINANCE LINKS
Prior to making a decision on the purchase of property or contracting for
relating work, an owner or prospective owner should obtain written verification
from the Zoning Officer of those particular provisions with which he or she is
concerned, or may obtain an official hardcopy of the ordinances. The
ordinances posted on the website may not necessarily represent the most
recent amendments. A Zoning Certificate verifying permitted uses, setbacks,
etc. may be obtained for $25.

All ordinances are codified within this searchable section of the ordinance as
July of 2006. General Code is in the process of updating and codifying
ordinances enacted since that date.
The following land use ordinance amendments were adopted and are in the
process of codification.

Traffic Impact Fee Ordinance and Study
Murrysville has adopted a traffic impact fee ordinance. The ordinance and the
additional components that it references are available below. Impact fees are
one time fees paid as a condition of building permit or occupancy a residence
or business proposed within the Transportation Service Area as shown on the
map below.

Chief Administrator's Regulations
The Regulations include policies and procedures for the submission of special
studies, waiver requests, or refunds.
Land Use Assumptions Report
This report contains projections for the Service Area that are subject to impact
fees.
Roadway Sufficiency Analysis
Analyzes current level of service, existing deficiencies, and projected
deficiencies associated with development in the Service Area.
Transportation Capital Improvements Plan
Identifies projects and scheduled dates for the improvement of those
intersections identified in the Sufficiency Analysis
Transportation Service Area Map
Identifies those areas analyzed and subject to the traffic impact fee for new
developments.
